Fitouts inside private lots and electrical services on common property, one contractor for both.
An apartment electrician in Brisbane works under different conditions to a house electrician: shared switchrooms, body corporate approvals, restricted access, and neighbours on the other side of every wall. Crusader Electrical & Air completes apartment electrical fitouts as a licensed electrical contractor (Lic. No. 91149), for owners, property managers, body corporates and builders.
We handle both sides of apartment work: fitouts and upgrades inside private lots, and electrical services on common property. Every job is completed by our own licensed electricians, never subcontracted, and finishes with the Certificate of Test that Queensland requires.
Apartment Electrical Services We Provide
Inside private lots, we complete renovation fitouts and upgrades: lighting design and installation, power points and appliance circuits, kitchen and bathroom electrical for renovations, sub-board and circuit upgrades, data cabling and network points, and interconnected photoelectric smoke alarms that meet Queensland legislation.
For body corporates and building managers, we service common property: LED lighting upgrades in corridors and car parks, exit and emergency lighting, metering and switchroom work, and ongoing maintenance. Certificates of currency for our insurance are available on request for body corporate records.
How Apartment Jobs Are Different
Apartment electrical work needs more planning than the same job in a house. Isolating power can affect other lots, so shutdowns are scheduled and notified through the building manager. Cable routes run through shared risers and ceiling spaces, which often means coordinating access with the body corporate. Renovation work inside a lot may also need body corporate approval before it starts, particularly where it touches common property.
Because we work with commercial buildings as well as homes, our electricians are used to induction requirements, access windows and working around occupants. We plan the job around the building, communicate shutdown times in advance, and leave common areas as we found them.
Working With Body Corporates and Property Managers
Apartment electrical work rarely involves just the person who booked the job. Fitouts inside a private lot may still need body corporate approval when they touch common property, penetrate fire-rated walls, or draw on shared infrastructure. We prepare the scope, licence details, and insurance certificates the committee or building manager asks for, so approval is not held up by paperwork.
For property managers, we handle apartment repairs and upgrades across whole portfolios. You get one contact, written reports for owners, and a Certificate of Test for every job. Where access needs coordinating with tenants or a building manager, we arrange it and confirm the appointment rather than leaving that work with your office.
For body corporates, we service common property as well: carpark and stairwell lighting, switchrooms, distribution boards, and emergency lighting. Because we work on both sides of the lot boundary, one contractor can close out an entire defect list.
Common Electrical Problems in Brisbane Apartments
Older Brisbane apartment blocks share a familiar set of electrical problems. Sub-boards installed decades ago often have no safety switches and no spare ways for new circuits. Kitchens refitted with induction cooktops and modern appliances can overload circuits that were sized for a much lighter load. And because apartments share walls, floors, and risers, a fault in one lot can show up as nuisance tripping in another.
An apartment electrician in Brisbane needs to diagnose these faults without pulling apart finishes or disturbing neighbouring lots. We test from the sub-board out, isolate the affected circuit, and repair with the least intrusion possible. Where the sub-board itself is the problem, we upgrade it with the body corporate kept informed at each step.
Apartment Electrical FAQs
Do I need body corporate approval for electrical work in my apartment?
Work fully inside your lot usually does not need approval, but anything that touches common property, such as new cabling through shared risers or ceiling spaces, generally does. We help identify what your job involves so approval can be arranged before work starts.
Can you upgrade the switchboard or sub-board in my apartment?
Yes. Many older apartment sub-boards still run ceramic fuses and lack safety switches. We upgrade sub-boards inside lots and can coordinate with the building manager where the main switchroom is involved.
Do apartment smoke alarms have different requirements?
The Queensland legislation is the same: interconnected photoelectric alarms in the required locations. In apartments we also take care to coordinate with any building-wide fire systems where they exist.
Do you work directly with property managers and body corporates?
Yes. We take work orders from property managers, provide certificates of currency for body corporate records, schedule around tenants, and report back on completion with compliance documentation.
Can I install an EV charger in my apartment car park?
Often, yes, but it needs body corporate approval and usually an assessment of the building's electrical capacity and metering before a charger can be connected. We handle the technical assessment and the installation. Read more about our EV charger installation service.
Who is responsible for electrical repairs, the owner or the body corporate?
As a general rule, wiring and fittings inside the lot are the owner's responsibility, while common property such as shared switchrooms, risers, and carpark lighting belongs to the body corporate. The exact boundary depends on the building's plan. We can identify on-site which side a fault falls on and report accordingly.
Can an older apartment handle an induction cooktop or other modern appliances?
Sometimes, but not always on the existing wiring. Induction cooktops draw more current than older ceramic or gas replacements, so we check the circuit size and the sub-board capacity first. If an upgrade is needed, we quote it before any work starts.
How long does an apartment electrical fitout take?
A single-room refit, such as a kitchen or bathroom, is usually completed in one to two days. A full apartment fitout takes longer and depends on access arrangements, body corporate conditions, and how much of the existing wiring is being reused. We confirm the timeframe with your quote.
