New Home Electrical -- Common Questions
When do electricians come in during a new build?
Typically twice. The first visit -- rough-in -- happens after the frame is up and before insulation and plasterboard go in. This is when conduit, cables, and backing plates are installed in the walls and ceiling. The second visit -- fit-off or fix -- happens after plastering and painting are complete, when outlets, switches, light fittings, and the switchboard are connected and tested.
What is included in a new home electrical quote?
Our quotes cover the full electrical scope for the build: rough-in labour and materials, switchboard supply and installation, fitting of all outlets and switches, smoke alarm installation, connection of the hot water system and any air conditioning circuits, and the Certificate of Compliance on completion. Specialist fittings (designer light fittings, custom switchboards) are quoted separately if supplied by the client.
Do you work with owner-builders?
Yes. We work with owner-builders throughout Brisbane, Ipswich, Springfield, and Logan. If you are managing your own build, we can quote the electrical scope directly and coordinate with your other trades on site.
Do you install smoke alarms in new homes?
Yes. Queensland legislation requires interconnected photoelectric smoke alarms in all new homes, installed in specific locations. We install compliant smoke alarm systems as part of the new home electrical scope -- you do not need to organise this separately.
Can you include EV charger provision in a new build?
Yes, and it is worth considering at the rough-in stage. Running conduit for a future EV circuit during the frame stage costs very little compared to doing it after the walls are finished. We can include EV-ready conduit and a dedicated circuit as part of the new build scope.
How many power points does a new home need?
Queensland electrical standards require power points in all habitable rooms, but do not specify a minimum number beyond that. Standard project home packages typically include 2 double power points per room, this is often insufficient for modern households. We recommend reviewing the schedule carefully and adding power points before rough-in. Adding them later means cutting into plastered walls.
What safety switches are required in a new home?
From 2018, Queensland electrical safety standards require safety switches (RCDs) on all final sub-circuits in new homes, not just the light and power circuits as was previously the case. This means all circuits including dedicated appliance circuits require RCD protection. We install compliant switchboards as standard on all new home builds.
Can I supply my own light fittings and fans?
Yes. Many clients supply their own light fittings, ceiling fans, and exhaust fans for us to install. Provide your selections before the fit-off stage so we can confirm the mounting requirements and ensure the correct switch and circuit setup is in place. LED downlights and smart dimmers in particular have compatibility requirements worth confirming before installation.
Do you provide the Certificate of Test for new homes?
Yes. We provide the Certificate of Test (previously called Certificate of Test for New Installations) which is required by Energex for your grid connection application, and forms part of the documentation required for your Certificate of Occupancy. We coordinate the grid connection application directly with Energex on your behalf.
What is the difference between a standard and an upgraded switchboard for a new home?
A standard switchboard for a new home covers the immediate electrical load, lighting, power, air conditioning, and cooking circuits. An upgraded switchboard includes additional space and rated connections for solar inverter input, battery storage, an EV charging circuit, and potentially a pool or spa. The cost difference at the build stage is modest; retrofitting later can cost several times more. We recommend planning for the next 10 years at the rough-in stage. New Home Electrical, What Is Involved?
New home electrical work covers everything from the rough-in stage during construction through to the final fit-off once plastering is complete. Getting the electrical right during construction is far less expensive than making changes later, so it pays to have your electrician engaged early, ideally before the slab is poured if you are planning underfloor conduit runs or slab-penetrating cable paths.
Rough-In Stage
Rough-in is the first stage, carried out when the frame is up and before insulation or plasterboard is installed. At this stage we install conduit and cables in the walls and ceiling, position junction boxes for power points, light switches, exhaust fans, and air conditioning circuits, and install the switchboard enclosure ready for the protective devices to be added at fit-off. Fit-Off Stage
Fit-off occurs after plastering, painting, and tiling are complete. At this stage we install all the visible electrical fittings, power points, light switches, light fittings, exhaust fans, downlights, rangehood connections, oven and cooktop circuits, bathroom exhaust fans, and the final switchboard including circuit breakers, safety switches (RCDs), and the main switch. We also carry out the final electrical testing required before the Certificate of Occupancy can be issued. We coordinate directly with your builder to ensure fit-off is completed in line with the handover timeline.
Switchboard Installation
Every new home requires a compliant main switchboard. We install switchboards sized for the home's current load plus planned future additions, air conditioning, pool, EV charger, solar inverter connection. A properly designed switchboard from the start avoids the common and expensive problem of a full switchboard needing to be replaced a few years later when a new appliance is added. All switchboards we install include safety switches (RCDs) on all circuits as required under current Queensland electrical safety standards.
Working With Your Builder
New home construction is a coordinated sequence of trades. Our team works alongside builders and project managers to hit the required programme milestones. We are experienced in both project home builds and custom construction, and understand the expectations of major builders in the Brisbane and Ipswich markets. What to Include in Your New Home Electrical Specification
Most new home buyers focus on the number of power points and light fittings, but there are several things worth thinking through carefully before the rough-in stage, changes after plastering are expensive.
Power point quantity and placement: Standard project home specs are often minimal. Consider additional double power points in the kitchen, home office, master bedroom, and garage. USB charging outlets at bedside locations are a useful addition.
Dedicated appliance circuits: Ovens, cooktops, dishwashers, washing machines, dryers, and air conditioning units each require a dedicated circuit. Confirm these are all included in your electrical schedule before rough-in.
EV charger conduit: If you think you might own an electric vehicle in the next 10 years, running conduit from the switchboard to the garage during rough-in costs very little. Running it after construction is finished is substantially more expensive.
Solar and battery pre-wiring: A solar-ready switchboard layout, including space for an inverter circuit breaker and a battery connection point, is easy to include at the build stage. We can also run conduit to the planned inverter location on the exterior wall.
Outdoor power points: Entertaining areas, garden sheds, and driveways are much easier to wire during construction. Confirm the position of all outdoor power points before rough-in.
Ceiling fans: All ceiling fan positions require a ceiling box rated for fan weight and a switch leg. If you want ceiling fans in multiple rooms, confirm they are all on the schedule.
